Carnachan Architecture is a Tauranga based practice led by Mark Carnachan. From feasibility studies to environmental planning applications, we provide a service for building development that will “tick all the boxes”. Our past experience includes community buildings, apartments, office conversions, waterfront developments and more. Our planning service includes: Feasibility Studies, Master Plans & Staged Development Strategies, Resource Consent Applications, Public Hearing & Environmental Court Evidence.
From kitchen design to showroom & office fitouts, we provide an interior design service with an eye for detail. Interior design both compliments and builds on the architectural design, to create vibrant and functional spaces that reflects your lifestyle or business values. We have considerable experience with hospitality projects, motels and apartments, cafes & restaurants, retail and office fitouts. Our interior design service includes: Space Planning, FF&E, Joinery Design and Documentation.
The design of a house is one the most varied and demanding of architectural projects to undertake. A beach house needs to be open and connected to the beach, while a townhouse needs to be efficient in spatial planning. And each family brings its own individual requirements to each project. This is why we enjoy working alongside our clients to explore the possibilities of their sites, their needs and their ideas. To ensure houses respond to their site and the clients brief, we explore the use of appropriate materials and forms. For example – the materials used on a beach house need to be durable and low maintenance in the severe marine environment. This process ensures each home is unique, and appropriate to its place and environment.
Alterations are an opportunity to extend a home, re-orientate living spaces to the sun, and to open it up to outdoor living spaces. Clever spatial planning and adaptive reuse of existing spaces is crucial to the success of any renovation or alteration project. Poorly designed alterations can often be identified by incompatible building materials and compromised living spaces. Our aim is to consider the house as a whole, and design an alteration that seemlessly ties the new with the old. This means your work is carried out sensitively, with care and attention to detail. Mark has considerable experience in residential alterations and additions. Regardless of your property being old, new, modern or traditional, our experience will help guide your project to success.
Commercial projects often have complex briefs, programmes, budgets, consenting requirements and involve multiple-client groups. We work with developers, business owners and building users, to develop design strategies that balance these requirements, and enable efficient project delivery. Our aim for commercial projects is to create a transparent design process which identifies a clear architectural concept, encourages early multidisciplinary collaboration, and utilises cost-effective construction methods. This allows projects to be developed to suit the requirements of a budget, staged construction and early commercial operation. We believe our experience with commercial projects such as motels and apartment buildings, offices, showrooms and industrial buildings; will ultimately benefit your project.
With twenty years’ experience in the practice of architecture, planning, and interior design, Mark has been responsible for the design of award-winning residential homes and alterations throughout the Bay of Plenty. Mark has extensive practical experience in advanced construction methods, development planning, and project management; and has led commercial projects for clients such as Coca Cola-Amatil, Fonterra, Port of Tauranga, and the University of Auckland.
Mark’s career began in boat building, working on high performance cruising yachts in Auckland for Commander Yachts, designed by Laurie Davidson, three-time winner of the America’s Cup. Moving on from boat building, Mark undertook a number of renovation projects around Auckland, including a three storey alteration of an Art Deco home in Herne Bay. Marks interest in renovations continues today with an ongoing renovation of his own 1960’s home in Tauranga.
A graduate of the University of Auckland School of Architecture, Mark is a Registered Architect, and an active member of the New Zealand Institute of Architects. Mark has also undertaken post graduate work in Environmental Studies and Urban Planning with Massey University, and the practice advocates sustainable environmental design such as "HomeStar* and "Lifemark" design certification.
