About Us

Carnachan Architecture is a Tauranga based practice led by Mark Carnachan. We work across a broad range of architectural projects including: residential home design and renovation; commercial developments; hospitality, retail, and office interiors. Our services include architecture, planning, interior and landscape design; with recent projects undertaken in Mount Maunganui, Tauranga, and the Coromandel. We’re available to work in any location across New Zealand, with extensive experience and a portfolio of projects in Auckland, Hamilton & Christchurch.

A graduate of the University of Auckland School of Architecture, Mark is a Registered Architect, and an active member of the New Zealand Institute of Architects, Auckland Architecture Association, and the Property Council of New Zealand. Mark has also undertaken post graduate work in Environmental Studies and Urban Planning with Massey University, and the practice advocates sustainable environmental design such as HomeStar* by the New Zealand Green Building Council.

Mark’s career began in boat building, working on high performance cruising yachts in Auckland for Commander Yachts, designed by Laurie Davidson, three-time winner of the America’s Cup. Moving on from boat building, Mark undertook a number of renovation projects around Auckland, including a three storey alteration of an Art Deco home in Herne Bay. Marks interest in renovations continues today with an ongoing renovation of his own 1960’s home in Tauranga.

Mark established Carnachan Architecture Ltd in Tauranga in 2008, after a successful career with practices in London, Auckland, and Tauranga, including those of Simon Carnachan and Floyd Slaski.

Mark has extensive practical experience in advanced construction methods, development planning, and project management; and has led commercial projects for clients such as Coca Cola-Amatil, Fonterra, Port of Tauranga, and the University of Auckland.

Architecture

Architecture is the core service of our practice. From sketch concepts to comprehensive architectural documention, we provide a design service that brings your ideas to life. Our project experience includes award winning new homes & alterations, beach houses, apartments, commercial developments, and more.

Our architectural design service includes: Sketch Design, 3d Architectural Illustrations, Consent & Construction Documentation, Tender & Contract Procurement, and Building Contract Administration.

Planning

Planning is often essential for larger residential and commercial developments. From feasibility studies to environmental planning applications, we provide a planning service for building development that will “tick all the boxes”. Our past experience includes community buildings, apartments, office conversions, waterfront developments and more.

Our planning service includes: Feasibility Studies, Master Plans & Staged Development Strategies, Environmental Planning Applications, Public Hearing & Environmental Court Evidence.

Interior Design

From kitchen design to showroom & office fitouts, we provide an interior design service with an eye for detail. Interior design both compliments and builds on the architectural design, to create vibrant and functional spaces that reflect your lifestyle or business values. We have considerable experience with hospitality projects, motels and apartments, cafes & restaurants, retail and office fitouts.

New residential

The design of a house is one the most varied and demanding of architectural projects to undertake. A beach house needs to be open and connected to the beach, while a townhouse needs to be very efficient in spatial planning. And each family brings its own individual requirements. This is why we enjoy working alongside our clients to explore the possibilities of their sites, their needs and their ideas. Whether your project is large or small, we aim to create a house that fits your requirements, lifestyle, and budget.

To ensure houses respond to their site and the clients brief, we explore the use of appropriate materials and forms. For example – the materials used on a beach house need to be durable and low maintenance in the severe marine environment. This process ensures each home is unique, and appropriate to its place and environment.

Residential Alterations

Alterations are an opportunity to extend a home, re-orientate living spaces to the sun, and to open it up to outdoor living spaces. Clever spatial planning and adaptive reuse of existing spaces is crucial to the success of any renovation or alteration project.

Poorly designed alterations can often be identified by incompatible building materials and compromised living spaces. Our aim is to consider the house as a whole, and design an alteration that seemlessly ties the new with the old. This means your work is carried out sensitively, with care and attention to detail.

Mark has considerable experience in residential alterations and additions.  Regardless of your property being old, new, modern or traditional, our experience will help guide your project to success.

Commercial

Commercial projects often have complex briefs, programmes, budgets, consenting requirements and involve multiple-client groups. We work with developers, business owners and building users, to develop design strategies that balance these requirements, and enable efficient project delivery.

Our aim for commercial projects is to create a transparent design process which identifies a clear architectural concept, encourages early multidisciplinary collaboration, and utilises cost-effective construction methods. This allows projects to be developed to suit the requirements of a budget, staged construction and early commercial operation.

We believe our experience with commercial projects such as motels and apartment buildings, offices, showrooms and industrial buildings; will ultimately benefit your project.

Exploring ideas is essential to all of the projects I’ve worked on. How can we be sure that we are creating a vibrant home or office that appeals to its owners and occupants? The discovery stage does just this. Building on the ideas generated through discussion, initial concepts are formulated as sketch drawings. This stage is a collaborative effort to understand how individual ideas fit into the wider needs of your project. Without this stage, it would be easy to create an environment that doesn’t actually respond to a home or business owners needs.

Not much to really explain here. Design is pretty clear, right? Well, yes and no. Design not only includes building form and functions, it also covers abstract ideas such as daylight, privacy and building character. Design is the look, feel, use, layout, function, and character of a building. It’s not a “cookie-cutter” predefined solution. It’s the development of many ideas into a single creation – a building. The “design” phase refines the ideas from the “discuss” phase, and the initial sketches from the “discover” phase to create detailed design drawings. The aim is to create a design that is resolved, in its function, form, and aesthetics.

We now have a design, but how will it be built? To translate the design drawings into a built reality, all of the project details need to be documented, specified and issued for consent. Firstly, building materials and systems are selected to ensure their easily buildable, durable and sustainable. Then construction drawings are developed, providing details of its construction methods, junctions, and finishes. This culminates in a comprehensive set of plans, ready for construction. And ultimately, a detailed drawing package allows for better pricing by a builder, and less surprises during construction.

Now construction is about to begin! Carnachan Architecture can assist with the procurement of the project, either by tender or negotiation.
